If you have constant problems with your landlord, write down every single thing you say to them. "Right now, I am telling you that my sink is leaking. It is currently leaking very badly. This has been an ongoing problem."

I had a landlady that was a literal evil person and I moved out as soon as I could. My old sink was a nightmare and she would only do the absolute bare minimum to fix it. When I finally moved out, she tried to claim 30 days worth of rent from my deposit, claiming that I damaged the sink by letting it leak. A quick call to my old coworkate who still lived in the building and was recording as I talked to my old landlady set her straight.

UPDATE: I didn't know I needed to post an update until it was too late. My landlady tried to take my entire deposit for doing "absolutely no cleaning at all. Not even a little bit." She had 21 points on her list, half of which were lies and the other half of which were bullshit. I got my deposit back in full, and am currently living in a new place with two of my coworkers. The three of us get along famously, and our place is spotless. So if you are my old landlady, this is Paul. Get a better lawyer. Your actions have consequences. Oh, and get a better lawyer. Seriously, get a better lawyer.
