Why did Turkey get such a bad deal from the Lausanne treaty?

I know that in 1922-23 Ottoman empire was in shambles but I still don't get why she had to give islands free like Dodecanese islands and Rhodes to Italy and Kastellorizo to Greece for literally nothing. <br><br>Also Turkey got free pass from the war reparations of WWI but in return, she didn't get any reparations from Greece either even though Turkey had more than 1 million refugees from the Greek side and these people lived in miserable conditions in the early Turkish republic era.
