AITA for not letting my boyfriend stay at my apartment while I go away for the holidays.

I (32 F) have been dating this guy (35 M) for 1.5 years. In that time he has gone through 2 roommates, and is now renting a room. He’s struggling to keep a place to live because as he puts it “it’s the economy”. He has come close to being homeless on multiple occasions.

I live alone in a 1 bedroom apartment in a pretty nice area. I have been the tenant for 9 years, and my rent was locked in, so it is much lower than market price for the area. But the downside of renting for so long is that my landlord is more strict about things like guests. To sum it up, if you’ve been there more than 30 days, they want background checks done and will charge you extra rent per month.

My boyfriend has been to my apartment before, but it’s always been overnight, sometimes 2 nights. I always go to his place because it’s just easier as he has more space to move around.

Christmas is approaching and I’m flying out for 30 days. The idea of my boyfriend living at my place for that long does not sit right with me. He’s dirty and careless. I wouldn’t be there to monitor what he does with my stuff, and my biggest fear is that I’d come home to find my place ransacked and broken into.

He’s been begging me to let him stay but I’m just not comfortable with it. I told him flat out what the issue is (that he’s messy) and he got really offended. He said that I’m being “materialistic” and that I should “think about other people for once in my life”. I honestly don’t see what the problem is. Yes, I worked hard for my things and I don’t want to risk my tenantship because he can’t clean up after himself.
