AITA for not letting my friend’s dad complete my renovation?

I have a 3 bedroom house that I currently live in by myself. It’s a fixer upper, but I see potential and am confident that with the right work, it’ll be a beautiful property that I can own without having to pay rent. It’s a little rough around the edges at the moment, but it’s enough to live comfortably.

The house is in disarray, but it’s all stuff that I can fix. I currently live in one of the bedrooms and the adjacent one is my office. One of the rooms is a mess of stuff, the kitchen is severely outdated and the complete opposite of what I envisioned as my ‘dream kitchen’, the backyard is overgrown, the floors are warped, the doors are chipped and stained, and there’s just a lot that needs to be done.

My best friend ‘Mike’ went over to my house a couple of weeks ago and saw that I had only done a few things to try to fix it up and he asked why I hadn’t made as much progress as I should’ve. I explained that I didn’t have the time to do the renovations, but that it was on my list of things to do.

He then offered that his dad, a contractor, could help me with the stuff that needed to be done around the house. He said he’d talk to his dad and get back to me, and then Mike got back to me that night and said that his dad was willing to complete the work in exchange for me letting him stay there for a few months. Mike said he’d talked to his dad about all the work that needed to be done and his dad was willing to let me live there for as long as he was working on it in exchange for me not having to pay him.

The only stipulation was that I had to move out for a few months so that he could have complete access to the house to do the work. I thought it sounded like a good deal and almost too good to be true, but I agreed. I ended up moving in with my brother and his wife (they have an extra bedroom I could stay in) so I could give the contractor complete access to my home.

He said he was going to start about 2 weeks after I moved out, and I had a spare key made for him and gave it to Mike to give to his dad.

I went to check on the house a couple of days ago and it still looked exactly the same as it did when I moved out. Nothing had been touched.

I called Mike and asked him what the deal was and he said he didn’t know, that he thought his dad was working on it. I told him that clearly wasn’t the case since nothing has been done.

Mike then said that his dad was looking for a new place and that he had asked me to let him stay there for a few months, and that he hadn’t actually agreed to complete the work. He said he thought I knew that and was okay with it.

I said no, that I had understood the agreement to be that his dad was going to let me stay there for free while he did the work. I told Mike that I had moved in with my brother and that I couldn’t move back in because his dad was staying there instead. His dad said that he was staying there whether I liked it or not and that I couldn’t stop him because I gave him a key. He said that he wasn’t going to pay rent and that I couldn’t make him, that I should’ve written something up.

I told him that I didn’t want him staying there anymore since it was clear that he lied to get me to move out, and he said he wasn’t leaving. He said that he had already moved his stuff in and that he didn’t have anywhere else to go. He told me that if I tried to call the police, he would have me charged with assault because he said he punched me in the face (he really didn’t, but I know that he’s the type of person to try to get his own way and lie to do so) and that I was just trying to kick him out because I’m a “spoiled little bitch” and didn’t want someone living in MY house.

He then called Mike and told him that I was trying to kick him out and that I was trying to call the police on him. Mike is now pissed at me and says I’m the asshole for trying to kick his dad out.

AITA?
